Current Projects Maggie Roland Associates is currently working with lenders, receivers, and investors to determine what they have and then to help them implement their exit strategy, whether it is to bulk sale a property, retail it out individually, or hold as an investment. This includes full review of all documents of record and, if applicable, association documents, conditions of approval, and local agency requirements (i.e. redevelopment corporations, special assessment districts, and city or council requirements). Additional projects include:
• Working with Douglas Wilson Companies on properties that have been taken back by lenders or appointed as receiver by the courts
• Capitalsource has taken back a complicated vacant lot custom home planned development that Maggie is providing services for, including full review of documents listed above, real estate coordination in eliminating troublesome documents, & creation of new documents for a "workable" project; single responsible party in efforts to obtain new approvals with the California Department of Real Estate
• Assisting in bifurcation of a two-phase mixed-use, mid-rise project acquired by Picerne Group from a joint venture between Lennar and Centex
• On contract with First American Title Insurance to do their condominium document reviews prior to re-coordination
